- The full price of the exact plan and lot, with the upgrades you want
- What is standard and what costs extra
- HOA dues and what they cover
- Where water drains on the lot, and what is planned next door
- The builder’s warranty and how repair requests work
- A private home inspection before drywall and before closing

What’s My Home Worth?New Construction Questions
Do I need my own agent to buy a new construction home?
You don’t have to, but it helps, and in most cases it costs you nothing extra. The builder’s sales agent works for the builder. I work for you. Many builders want your agent with you, or registered, on your very first visit, so call me before you tour.
Do I need a home inspection on a brand-new home?
Yes. New homes can still have problems. A private inspector can check the home before the drywall goes up and again before closing, while the builder can still fix things.
Do I have to use the builder’s lender?
No. Builders often offer help with closing costs or a lower rate if you use their lender. Get a Loan Estimate from the builder’s lender and from at least one other lender, and compare them side by side.
Are there new construction homes in Spring Hope?
Bissett Landing by Mungo Homes is coming soon to Spring Hope. Ask me and I’ll keep you posted when it opens. Rocky Mount, Bailey, Middlesex and Nashville have communities selling now.
What is included in the builder’s starting price?
The base price is for the smallest or simplest version of a plan on a standard lot. Upgrades, larger lots and options add to it. Ask for the full price of the exact home and lot you want.
