I pull the recent sales, active listings and homes that didn’t sell near you, then show you where your home fits.

Seller Questions
How do you decide what to list my home for?
I look at homes like yours that sold nearby in the last few months, what’s for sale now, and what didn’t sell. Then I adjust for size, condition, land and updates. You’ll see every number I used.
What does a seller pay at closing in North Carolina?
Common seller costs include the real estate commission, the NC excise tax (revenue stamps), paying off your mortgage, prorated property taxes and any repairs or credits you agree to. I’ll give you an estimate of your net before you list.
Do I have to make repairs before I sell?
Not always. Some fixes pay for themselves and some don’t. I’ll tell you which is which for your home, and you decide.
What is a due diligence fee?
In North Carolina, the buyer pays the seller a due diligence fee for time to do inspections and other checks. If the buyer backs out during that period, the seller usually keeps that fee.
